The Vision

When our clients approached us about remodeling their Kirkland home, their goal wasn’t simply to update finishes — it was to completely reimagine how the home lived and flowed. The existing layout felt compartmentalized, with a massive fireplace dividing the family room and dining area and a U-shaped kitchen that no longer supported the way they cooked, entertained, or gathered as a family.

They loved their location and the bones of the house, but the interior felt dated and disconnected. Their vision was clear: open the space, modernize the structure, integrate indoor and outdoor living, and create a cohesive design that felt elevated yet livable. What followed was a full-scale whole house remodel that transformed the home from segmented and traditional to expansive, light-filled, and seamlessly connected.

The existing U-shaped kitchen limited movement and interaction. The oversized fireplace, which was structurally tied into the home’s roof system, created a physical and visual barrier between major living spaces. Sightlines were blocked. Natural light felt restricted. Flow between rooms was interrupted.

Rather than making small adjustments, the clients chose to think bigger.

By removing the massive fireplace and carefully addressing its structural connection to the roof system, we were able to open the kitchen, dining, and family areas into one cohesive space. This was not a simple demolition; it required thoughtful engineering and execution to ensure the roof load was properly redistributed and structural integrity maintained.

Once opened, the home immediately felt lighter and more expansive.

The remodel also included the addition of a walk-in pantry and a mud room — functional upgrades that dramatically improved organization and daily efficiency. Every decision supported the larger goal: create a home that feels effortless, open, and tailored to modern living.

Kitchen

The kitchen became the centerpiece of the remodel and the anchor of the entire home.

Expanding beyond its original U-shaped footprint, the new kitchen now feels open, functional, and visually connected to both indoor and outdoor living areas. High-end appliances were integrated to support serious cooking and entertaining, while custom cabinetry provided tailored storage solutions.

The cabinetry was designed not only for aesthetics but for performance — maximizing storage, improving workflow, and maintaining clean, uninterrupted lines. The addition of a walk-in pantry further enhanced organization, allowing the main kitchen to remain streamlined and clutter-free. The kitchen was intentionally oriented to capture views and connect to the outdoor living space. Large openings and improved sightlines ensure that cooking, dining, and entertaining feel integrated rather than isolated.

Continuous hardwood flooring grounds the space and carries warmth throughout the home. The material choice reinforces cohesion and creates visual flow from the kitchen into adjacent living areas.

The result is a kitchen that feels expansive yet welcoming — designed for gatherings, family meals, and everyday functionality.

Primary Bathroom

The primary bathroom was completely reimagined to feel larger, brighter, and more luxurious.

A curbless shower with a floor-to-ceiling glass panel was installed to eliminate visual barriers and enhance openness. Large-format floor tiles were selected to minimize grout lines and create a seamless appearance, further contributing to the sense of scale.

The curbless entry not only modernizes the space but also improves accessibility and long-term usability. Clean lines and thoughtful detailing ensure the bathroom feels both contemporary and timeless.

Careful attention was given to layout, ensuring that fixtures were positioned to maximize flow and comfort. The result is a bathroom that feels expansive without unnecessary ornamentation — a refined retreat designed for everyday relaxation.

Our Process

Whole house remodels require coordination at every level — structural planning, design vision, budgeting, permitting, and construction sequencing. The clients chose Armada because they wanted a team capable of managing all phases under one roof.

From design through cost management and production, we worked closely with the team and the homeowners to ensure clarity, transparency, and precision at every step.

The relationship that developed throughout the process was a defining part of the project’s success. Open communication and consistent oversight allowed challenges — including structural modifications and layout changes — to be addressed proactively rather than reactively.

The clients appreciated having one point of contact, clear budget management, design and construction working in tandem, and seamless coordination from start to finish.

By the end of the project, the partnership had grown into a strong foundation for future collaboration — a testament to the value of a unified design-build approach.
